Design Process

Step 1 – We meet for an initial consultation to determine what your design needs are. You can submit any clippings, sketches, photos or ideas which you feel are important to the design. Lot information is also important. A deposit of half the estimated cost of the plans is required before I will begin your project.

Step 2 – Based on our consultation, I will prepare a preliminary design in pdf format which I typically email you for review.

Step 3 – After reviewing the preliminary design, you either approve it as the final design or you may request changes. Several consultations may be required in order to achieve the design you desire. The preliminary design is revised and resubmitted in pdf format as required at no additional charge.

Step 4 – Once the design is finalized we move into the structural design stage. These are the blueprints for the construction of your home. Design changes at this stage may result in additional fees.

Step 5 – Upon completion of the full set of plans, you submit final payment and receive your paper copy of the plans. Now you are one step closer to the home of your dreams!

New Construction

I truly provide custom home plans, which means plans from scratch. I don’t have a set of floor plans for you to choose from, only examples of custom plans I’ve done for clients. The more information about the type of home you desire the better. Bring me magazine clippings, sketches on napkins, or whatever can help me to see your vision! Also, remember to bring me information about the lot you plan to build on as this is also very important to the design.

What’s included? The plans I provide you with include the floor plans, foundation plan, exterior elevations of all 4 sides of the house, sections, details, electrical plan and a plot plan. This covers almost everything you need for construction with a couple exceptions. Your roof trusses will be designed and engineered by your roof truss supplier and preserved wood foundations must be designed by a professional engineer.

What does it cost? Custom home plans are $1/sq ft for 3 sets of plans. Finished basement plans, decks and porches can be included in your plans at an additional cost.

Additions & Renovations

If you like the home you’re in but need more space or a new layout, I can help you with your addition or renovation plans.
What’s included? The plans will vary from project to project based on the extent of your addition or renovation. As required by the project, I provide you with floor plans, foundation plans, exterior elevations, sections, details, electrical plans and plot plans. Interior detailing may be required for some projects as well.
What does it cost? Addition and renovation plans are based on square footage with a minimum cost of $600.

3D Renderings

Want to see exactly what your space is going to look like before you even start your construction project? I can do realistic 3d renderings of the interior or exterior of your home. If you want to know what your new kitchen is going to look like before you order the cabinets, or exactly how that addition is going to fit on your home, or if you just want to see different finishes or colors, this is a service you won’t want to pass up!
